Homeownership Within the Commons

As an AST homeowner:

  • You own your home and live in it as your primary residence

  • Artist Space Trust stewards the land beneath the home on behalf of the Commons

This shared structure keeps homes within a collective system of care rather than exposing them to rapidly changing real estate pressures. It balances individual security with long-term community benefit.

Homeownership within the Commons is designed to support stability, dignity, and continuity for artists — today and in the future.

Occupancy and Use

Homes in the Artist Housing Commons are intended to:

  • Be owner-occupied

  • Serve as a primary residence

  • Support long-term stability for artists and their households

Short-term rentals or use of the home as an investment property are not permitted. Temporary subleasing may be allowed in limited circumstances with advance approval, ensuring that housing use remains aligned with the Commons’ purpose.

These guidelines help protect housing stability for current and future artists.

Ground Lease and Shared Stewardship

AST homeowners pay a modest monthly ground lease, which supports:

  • Stewardship of the land held within the Commons
